For estate agency owners & MDs
We don’t ask you to prove a seller’s a real prospect. We send you sellers who already have.
Every day, homeowners in your patch quietly test what real buyers would pay on open for offer — for free, before they decide to sell. When one is ready to move, you get first look: their address, their demand evidence, and an anonymised order book of what buyers are actually offering. You walk into the valuation already holding proof, not a promise. You only pay when you accept the lead.

The instruction is won on evidence now — not on the highest number.
Vendors are shopping several agents at once, and the evidence in the room increasingly decides who they choose. The agent who turns up with proof — not the one who promises the biggest figure — is the one who wins, and keeps, the instruction.
53% vs 41%
Data-backed, digital proposals convert to instructions at 53%, against 41% without one. Turning up with evidence is now the difference.
iamproperty, 2025/26
32%
Nearly a third of instructions take more than a month to convert after the appraisal — momentum is lost when there’s nothing concrete to act on.
ICG Property, 2026
22–23%
of agreed sales still collapse before completion — often because the price was set on optimism, not evidence.

The over-valuation trap
Winning on the highest number isn’t free. It just invoices you later — in five instalments.
You promise the biggest figure
The vendor is speaking to three agents. The temptation is to name the number that wins the room, not the number the market will pay.
The instruction comes in overpriced
You’ve won it — but on a figure you’ll spend the next two months managing down. The clock starts on a property that was never going to sell at that price.
The reductions begin
Portal interest cools. The awkward “let’s review the price” call lands. Each reduction quietly tells the vendor the original number was a pitch, not a valuation.
The sale that does agree is fragile
Around 22–23% of agreed sales still fall through before completion — and a price built on optimism rather than evidence is a well-known contributor. Fall-throughs are costing the market roughly £2.8m a day in lost and delayed commission.
Trust is the real cost
The vendor remembers who over-promised. So does their neighbour. The instruction you won on the highest guess is the one that costs you the next three.
There’s one root cause running through all five: no evidence at the valuation. So we generate that evidence for you — from sellers already testing real demand in your patch — before you ever meet them.
The tools you already have don’t solve this
Lead-gen tells you who might sell. Propensity tells you maybe. A market-estimate report tells you what similar homes fetched. None of them prove that real buyers want this home, today.
Valuation-lead widgets
Turn a curious homeowner into a name in your inbox. Useful — but it’s a contact, not proof of demand.
Tells you who to call.
Propensity data
Scores who might list in the next 12 months. A well-informed guess about intent — never evidence a specific home has buyers.
Tells you maybe.
Comparable-sales reports
Show what similar homes sold for. Solid grounding for a price — but it’s history, and it’s the same pack every agent in the room is holding.
Tells you what happened before.
- What we built
open for offer
A homeowner tests the market on open for offer, for free and in private. When they’re ready, you get first look — plus an anonymised order book of what real buyers are actually offering right now: amounts, chain position, funding type. Evidence you can put on the table.
Shows you real demand, before you pitch.
How it works
You receive warm sellers. You don’t feed us prospects. Register your patch, and the leads come to you.
Set your patch
Register your agency — we verify you against Companies House at sign-up. Choose your postcodes, property types and value bands. That’s the whole set-up. No monthly fee, no contract.
We send you warm sellers
Homeowners in your patch test real buyer demand on open for offer, for free, before they decide to sell. When one is ready for professional support, you get first look — their address, their demand evidence, and the anonymised order book of what buyers are actually offering.
Accept only the leads you want
Review the evidence before you commit a penny. Accept and pay one fixed fee to unlock the seller’s details, then instruct as normal — your brand, your relationship, 100% of your commission. Pass, and you pay nothing.
Want to go further? You can also feature your own prospective vendors into the same private pre-market and build demand evidence on homes you’re already chasing. That’s an optional extra — never the way in.
You see it before you’ve said a word to them
Every offer and every expression of interest shows up as an anonymised row: amount, timestamp, chain position, funding type, and an offer-strength indicator. No names, no messages — just the evidence. This is the seller’s live competing-offer picture, and you’re holding it before you make the call.
Illustrative example. Every figure a real order book shows is a genuine, timestamped buyer signal — we never fabricate demand.
Why it’s different
Win on proof, not the highest guess
Turn up to the valuation holding real buyer demand, not a bigger number than the last agent. Set a price the market has already agreed to — one that survives to completion.
The evidence layer your cost-per-sale maths was missing
You already know the monthly portal fee understates what a completed sale really costs. This is the upstream fix: real demand at the pricing conversation, so fewer instructions are priced to fall through later.
The buyers you already trust — shown to your vendor too
Every buyer signal has cleared several steps of friction before it reaches you. The order book makes that same signal visible to your vendor, so the price conversation is grounded in fact, not a sales pitch.
Free market-testing that warms your pipeline
Most homeowners aren’t ready to list — they’re curious what real buyers would pay. Give them a free, private way to find out, and you’re the agent they call when they’re ready.
Built alongside your tools, not instead of them
No exclusivity, no lock-in, no replacing what already works. Run open for offer next to everything you use today — it’s the evidence layer your current valuation pack doesn’t have.
Commercials, in one breath
No monthly fee. No contract. You pay one fixed fee only when you accept a lead — set by the property’s value band, so you always know the cost before you commit.

To be plain about it: this fee is for an introduction, nothing more. open for offer isn’t an agency — we don’t take instructions, run viewings or negotiate. The lead fee is a separate product from our managed-sale service (0.5–0.8% + VAT), which only ever applies when a seller chooses open for offer’s own managed-sale route with a partner agent we place. When you win an instruction from a lead we send you, that instruction — and 100% of your commission — is entirely yours. We never take a cut.
Be one of our founding agents
We’ll be straight with you: this is new, and we’re recruiting our first cohort of agents in Stamford, Marlow, Oxford and Cambridge now. That’s the opportunity. Founding agents get first look at leads in their patch before we open it up, priority as buyer demand grows, and a direct say in how the order book works on the ground. Leads are non-exclusive — a lead goes to up to three agents, and you win on your pitch and your local reputation — but founding agents get the head start. No monthly fee, no contract, and you only ever pay when you accept a lead worth having.
