The order book

Every home has a live, public order book.

No UK platform shows you this. On open for offer, every property has an anonymised order book — real offers with their strength, funding type and timing. Buyers see exactly what they’re competing against. Sellers see genuine demand. Identities are never shown, and nothing below postcode area is revealed until a seller chooses to.

Questions people ask us

What is open for offer?

open for offer is the UK’s pre-market property marketplace. It starts before the public listing: homeowners who are thinking about moving can test demand privately, see a data-backed valuation range and receive buyer interest — without a public listing and with no obligation to sell. Buyers can register interest in homes that aren’t yet advertised, and we approach the owner discreetly on their behalf.

How do offers work if a home isn’t for sale?

You make your offer and we put it to the homeowner. They can accept, counter, or ignore it — the seller is always in control. Many homeowners who’d never list will still consider the right offer.

How does the market estimate work?

Every home gets a market estimate built from 23.3 million comparable Land Registry sold prices and ONS property data. It’s shown as a range with a confidence level — never a single unexplained number — and it’s timestamped so you always know how current it is.

Is open for offer free to use?

Browsing, searching, and getting a market estimate are free, with no email required until you make an offer. Sellers can test the market for free, list from £49.95 a month, or choose a managed sale at 0.5–0.8% + VAT.

Which areas is open for offer live in?

We cover all 14.4 million homes in England & Wales, and we’re building density in our launch markets first — including Stamford, Cambridge, Oxford and Marlow. You can search any UK address, postcode or town today.

Do I need an estate agent to sell through open for offer?

No. You can list and manage your sale yourself, or choose a managed sale where we match you with a vetted local agent. Either way, offers arrive through the same transparent order book.
