Seller subscriptions

Homeowners pay £9.99/month for the For Sale tier, which includes priority placement, unlimited photos, and advanced analytics.

Seller completion fee

Our standard success fee is 0.5%, but sellers who accept an FTB offer pay just 0.25%. Your monthly subscription is credited against the fee. Managed sales with agent matching are 0.5–0.8% + VAT.

The open for offer Zero-Fee Guarantee is made by OMPT Group Limited (Company No. 13206639), registered at 22 St Peters Street, Stamford, PE9 2PF. It applies to all users who hold verified first-time buyer status as defined by HMRC for Stamp Duty Land Tax relief purposes.

This guarantee is a permanent commitment. Should the terms ever change (which we do not intend), existing verified FTBs would retain the guarantee for the entirety of their first property purchase.

Guarantee FAQs

No. The Zero-Fee Guarantee is a permanent, unconditional commitment by OMPT Group Limited (Company No. 13206639). It is not time-limited, not subject to conditions, and will never be withdrawn. It is written into our terms of service.

It means first-time buyers will never be charged a success fee, finder's fee, completion fee, referral fee, buyer's premium, booking fee, administration fee, or any other fee by open for offer in connection with purchasing a property. The only buyer costs are standard third-party costs (solicitor, survey, mortgage) which you pay directly to those providers.

We generate revenue in three ways: (1) seller subscriptions (from £9.99/month, or Mover bundles from £14.99/month for those buying and selling), (2) seller completion fees (0.5% standard, or just 0.25% when selling to a verified FTB — with monthly subscription credited against the fee), and (3) referral commissions from partners (mortgage brokers, conveyancers, surveyors) when we connect buyers with trusted providers. These partner services are always free for you to access.

We use the HMRC definition: a person who has never owned a freehold or leasehold interest in a dwelling anywhere in the world. This is the same definition used for Stamp Duty Land Tax first-time buyer relief. We verify this through a self-declaration combined with HM Land Registry checks for England & Wales.

Under the HMRC definition, you would not qualify as a first-time buyer. However, our free buyer membership and property search tools are available to everyone — the Zero-Fee Guarantee specifically applies to verified first-time buyers.

No. Accessing quotes and introductions through our partner network is completely free. The partners pay us a referral fee — you never pay us anything. The partners may charge their own professional fees, which are always disclosed transparently before you commit.

No. This is a binding commitment. Any future changes would only apply to new users who sign up after the change date, and existing verified FTBs would retain the guarantee for life. We have no plans or intention to change this — it is core to our business model.
