How we value your property

Our property valuations are built on established comparable sales methodology — the same approach used by RICS-accredited surveyors and institutional lenders. We analyse sold prices from the Land Registry, which records every residential property transaction in England and Wales.

Each valuation combines multiple models: a comparable sales model that finds recently sold properties similar to yours, a hedonic pricing model that accounts for individual property characteristics (bedrooms, property type, floor area, EPC rating), and a local area price index model that tracks micro-market trends at postcode level.

The confidence score reflects how much data supports the estimate. Properties in areas with many recent comparable sales receive higher confidence scores. Properties with limited data — unusual types, rural locations, or areas with few transactions — receive lower scores with wider estimate ranges.

Every valuation shows its range (low to high estimate), confidence percentage, the number of comparable sales used, and the total data points analysed. We believe in transparency: if we are less certain about a figure, we say so.

How accurate is the open for offer property valuation?
Our valuations use established comparable sales methodology with data from the Land Registry, EPC records, and local market conditions. Each estimate includes a confidence score so you know how reliable the figure is. On well-documented properties with recent comparable sales, our estimates typically fall within 3–5% of eventual sale prices.
What data is used to value my property?
We analyse 20 million Land Registry sold price records across England and Wales, combined with EPC energy ratings, property characteristics (bedrooms, type, floor area), local area price trends, and comparable sales within your postcode and surrounding areas. Multiple valuation models are combined using an ensemble approach for the most reliable estimate.
Is the property valuation really free?
Yes, the initial valuation estimate is completely free. You can see the estimated value, confidence score, and comparable sales data without paying anything. To save your valuation, track price changes over time, and receive alerts, you need to create a free account.
How is this different from other portal valuations?
Unlike traditional portal estimates, open for offer shows you exactly how confident we are in each valuation with a percentage score, provides the comparable sales used in the calculation, and includes real buyer demand signals from our marketplace. We also show you how your property value compares to local area trends.
Can I get a valuation for any property in the UK?
We cover properties across England and Wales where Land Registry data is available. Scotland and Northern Ireland use different land registries and are not yet supported. Coverage is strongest in areas with recent comparable sales, and the confidence score will reflect when data is limited.
What should I do after getting my valuation?
If you are thinking of selling, you can test the market to see if real buyers would make offers. If you are buying, use the valuation to understand fair market value before making an offer. You can also track your property value over time with free price alerts.
