Can I buy a home that isn’t for sale?

Yes. Your negotiator establishes who is selling, approaches them on your behalf, and negotiates against real sold prices — with your maximum price held privately and every move approved by you.

What does it cost?

We are paid only on the value we create — 20% of the difference between your number and the price agreed, capped at 1.2% of that price. Create nothing and there is nothing to pay. An estate agent takes roughly 1.2% of the whole price whether they improve it or not, and a buying agent commonly 1 to 2.5% — the same ceiling as us, but payable either way.
